Inventory

We provide a detailed inventory which includes: a thorough examination of the property and all items within, high quality photographs with a time/ date stamp, meter readings with accompanying photos of all meters and smoke detector/ carbon monoxide alarm testing.

but it also saves time for Letting Agents as the tenants’ amendments can be made directly through the portal without the need for lengthy correspondence.

Once the tenant/s are fully satisfied with the report, they can digitally sign the report and therefore agree to the inventory being accurate. Having an inventory document which has been signed by the tenant/s is crucial as it prevents the tenant/s from disagreeing with the document in the future.

Check In

We also offer accompanied check ins, where one of our clerks will meet the tenant/s at the property at a specific date and time.

At check in we will photograph and then ask the tenant/s to sign for any keys that are exchanged, meaning that all keys can easily be accounted for at the end of tenancy.

We also offer a brand new feature - The ‘Tenant Portal’. This is an online system which allows the lead tenant to receive a copy of the inventory via email and then read through and simply add amendments to the inventory within 5 working days. Any changes made by the tenant/s are listed in a separate section of the inventory and do NOT affect the report carried out by us.

Not only does the ‘Tenant Portal’ make the task of amending an inventory easier on the tenant/s as they have the luxury of going through the inventory report and checking its accuracy in their own time,

Check Out

Our Check out reports give a clear and concise report to again, include all services provided at inventory. The report also includes a ‘schedule of condition’ to briefly summarise the state of the property, a ‘cleaning schedule’ to highlight the areas of the property that require cleaning and also a ‘maintenance schedule’ to show the areas of the property that may require maintenance attention.

We find that these added features are a helpful way for Landlords, Agents and Tenants to quickly and easily determine the overall condition of the property.
